While defining this word “competitive” it takes into account the many possible variables that apply to the “construction cost” of a particular home, and depending on where a home is built. In other words, the same identical two homes could have their construction process began at the exact same time and finished at the same time, but the cost for each could be different, due to things like individual lot costs, permit costs, different “upgrades” & construction features” and etc. So please be aware of this and ask questions if you don’t understand something.
We want and intend your entire experience of obtaining a new home from us to be one that will provide you with many future special fond memories. We also want you to know, that if we don’t have a plan you like we can work with you to either design one specifically for you OR re-customize perhaps one we have already that you generally like, but desire some changes/modifications to. And what ever house plan you choose from our vast house plan inventory or unless it’s one we specifically designed for you we will work with you to construct it on the lot of your choice. And then in every case, once a house plan is found that you love, we will then provide you pricing for your new home. And in this pricing will be any and all upgrades, additions, changes, lot cost and etc. that you will want. And we can either outline within your contract with us or add an “attachment” that will outline any and all improvements, additions, changes and etc. that you will receive when your home is complete.
Now, as you browse our web site, our virtual floor plans will give you a “feel” typically of the homes we have on our site of which some are “spec” homes that are new and ready to move into. And please be aware as you browse our web site, you will typically find homes we’ve built which are new and ready for immediate occupancy, but no pricing may be shown. If no pricing is shown, one reason may be that “we are in an aggressive position to market a particular home” and therefore need to move this home for immediate sale! And since we are the builder marketing our own homes (and are not real estate brokers/associates nor represent our selves as such) we will do everything we can to create a house/sale transaction that is fair and honest for you the buyer and us the builder, while often saving these additional realtor/broker expenses/fees. And in this case you’ll obtain the lowest possible price for your home because there is no realtor/broker fees included. But, if your working with your own real estate realtor/broker who is representing you the buyer. We will need to be informed of this in the beginning from you, and we will always do our best to compensate your realtor/broker for their work/efforts. Again, upon any home sale from us, it is our intent as the builder, that everyone involved will be pleased with everything and the final out come of your home purchase. Now, we the builder, also at times utilize the marketing services of one or more Colorado licensed real estate agents/brokers in our marketing efforts. As a buyer you should be made aware of in one or more ways. And at times, these services these agents/brokers provide, are simply of great value to all concerned for some fee.
And for your information, Masterpiece Homes and Majesty Enterprise has never and will never become involved with any of our buyers credit/council, financial worthiness, and other credit/lending issues, nor become involved in the appraisal process for a home you want to purchase from us. You as the buyer must work with the lender/mortgage consultant of YOUR choice and to allow them to guide you, and allow them to set you up with who ever is going to do the actual “lending of money” and to engage an appraiser on your and their behalf. But, in case you don’t have any starting points for lenders/mortgage consultants to work with, Masterpiece Homes and Majesty Enterprise can offer you some names of lenders/mortgage consultants we feel are viable and honest that you can talk with.
